Get matched with a licensed proTenant improvement work in Malibu runs on a clock that residential work does not. The space is usually costing someone rent from the day the lease starts, so the schedule is the deliverable and everything else negotiates around it. Contractors who work in this space price accordingly and plan around it.
Most of the complexity is not construction, it is coordination. Building management sets working hours, freight elevator access, noise limits and insurance requirements before anyone lifts a tool. A contractor who has worked in that building before is worth real money in avoided delay.
Ask early who is responsible for what between landlord and tenant. Improvement allowances, existing condition, and what has to be restored at lease end are contract questions that decide the scope, and they are easier to settle before demolition than after.
Tenant improvement work crosses framing, electrical, mechanical and finish trades, which places it inside Class B (General Building) — the classification CSLB defines for structures involving at least two unrelated building trades.
The contractors here hold an active Class B (General Building) licence recorded at a Malibu address, with the number linked to the register. On commercial work the entity signing the contract should be the entity holding the licence, and it is worth confirming those match before work starts.
What the register cannot show is whether a contractor has worked in commercial buildings at all, and the difference is real: building management protocols, after-hours scheduling and accessibility compliance are learned on the job. Ask for two recent commercial fit-outs and speak to whoever managed them from the tenant side.

Licence first. References second. Reviews last. Why that order.

It depends entirely on the lease. Many leases include an improvement allowance with anything above it falling to the tenant, and some require the space restored at the end of the term. Settle that in writing before scoping the work, because it changes what is worth building.
The register shows 119 holding an active Class B licence at a Malibu address, and 23,270 across Los Angeles County. The state does not distinguish commercial from residential general building, so this pool covers both.
Often, in occupied buildings. Management usually sets the hours for noisy or disruptive work and controls freight access. Ask the contractor to confirm those rules with the building before quoting, because after-hours labour changes the price.
Improvements to commercial space generally trigger accessibility obligations, and the extent depends on the scope and the building. This is a question for Building Safety Division and, where the stakes are high, a professional who specialises in it — not something to assume from a contractor quote.
